Should You Become a Realtor?

By Ron LeBlanc Have you asked yourself that question lately? I did and I decided the answer was yes. Let me tell you what led up to it. I have been using realtors to purchase some of my investment properties. The Multiple Listing Services can be a great place to find properties, and one has to be a licensed realtor in the US to access them. Im not sure what the laws are in other countries, so this discussion will be of only the US. Each time I buy a property, the realtor collects almost 3% at the closing, and in order to sell properties quickly, I also list with a realtor and pay almost 6%. I always assumed it was a real pain to go through the process to become a realtor, and besides, I am a real estate investor why would I want to be a realtor? A realtor that I used where I live in Boulder told me I should get my license just to invest in real estate. He explained that in Colorado I could do an online course for as little as $795 and take the exam then host with Keller-Williams for way under $100 per month. I never realized it would be that inexpensive. When he also explained that after my first few deals that there was NO SPLIT on personal deals I was sold! One of the things we investors like to do is get cash at closing. I have my strategy to do just that now! I have a financer who does 100% investor financing and now I can collect the buyers agent commission at closing! Cha-ching! Selling my properties is easy because I can do my own listing on the MLS and not pay a listing agent fee. I would say an equally compelling reason I chose to become a realtor is for the access to the MLS. You might say that is not important, but even when you are buying a for sale by owner or FSBO, you must have a good idea what it is worth. No one can know all possible neighborhoods, so if you want to do a lot of shopping, you have to run a lot of comparables. Some realtors may run several for you some may run quite a few, but I like the idea of sitting down myself and doing my own market analysis. Yes, I know there are other ways of getting data, but nothing beats the MLS for convenience. I trust my own analysis over anyone elses, so the access to data means a lot to me. That is why I made the decision to get my license. I get more information and control and the cost is recovered in just one personal deal. Yes, there is a time commitment to a company, but it will not deter you from your investing activity. By Fabio Braghi In the past lithography and traditional printing methods were used if the artist wanted to market reproductions of original artwork. While effective, these methods had serious drawbacks: First and foremost, a high output number would compromise the value of any reproduction. Second, the quality of 4 color copies limited the color rendition of such reproductions. Also, the choice of substrates was dismal compared to gicle. The advent of high-end digital printmaking has opened a new world for artists: more paper choices, better color, limited production. On a pure marketing standpoint, artists who have shows and lectures can now suggest giclees to potential buyers. Collectors in particular want to buy art that is not made in mass quantities. When buying a gicle they are assured to possess something rare and exquisite. Giclees are well established in the art world; they are bought and sold in world class auctions as well as in galleries. Many museums display giclees. Listen to your clients: I recently had a call from a portrait artist. She has a business where customers come to her for family portraits she makes on watercolor paper. She had a few inquiries regarding making copies so that more than one household could have the portrait of their loved ones. At the same time they asked for a quality print, possibly on the same paper. We reproduced the original and it was virtually impossible to distinguish it from the gicle. Now the artist was happy to make additional income and the families had as many portraits as they wanted! No matter what the market is, whether it consists of commissioned art or not, high quality reproductions can generate an additional stream of income given the proper marketing. How can you increase the value of your artwork? One proven method is to create posters (It has been done for a long time by artists and photographers) and sell the posters at art shows. This creates a buzz and facilitates the selling of your work in a poster format to be displayed in various locations. A well designed poster is one of the best advertisements! Second, create art and make high quality gicle reproductions without ever selling your originals. Make for example an artist proof edition of 25, sign it and release it as the only art available. If you wish to be able to sell your original you can do so and still increase the value of your art. Start with small limited editions. As soon they are sold out the value will increase. Always establish and maintain a personal relationship with every past, current and potential buyer of your art! Buyers connect emotionally with the art as well as the creator. They will be more receptive to collecting more work if they feel a bond. Use the Internet Create a website with a portfolio so people can see the art. Add the URL to business cards, posters, postcards etc. Optimize the site for keywords you want to target (i.e. abstract paintings, oil paintings of flowers, portraits on oil etc.) The artist is encouraged to pre-sell the complete limited edition if a LE is decided. It is a good idea to track the collectors and notify them when the particular edition is sold out. Another advantage of having a website is to create a newsletter notifying people of limited edition publication as well as accomplishments and new art. By John Furnem Who Needs Obesity Surgery It is an undeniable fact that obesity has become a global epidemic and is wreaking havoc on our society as mortality rates soar. Approximately 30% of the general population is considered obese, but it doesn’t stop there. An unprecedented 15% of young people are afflicted as well, leaving their budding lives scarred emotionally, physically, and psychologically. Contrary to the unbelievable number of claims for products that miraculously take off the pounds, there is no magic cure for obesity. However, there is an option. Obesity surgery is becoming increasingly popular despite the many side effects. Obesity surgery is only for those people who have a body mass index (BMI) of 40 or more or are suffering from a disabling condition due to excess weight. Morbidly obese people who are unable to lose weight by any other method often turn to this major surgery as a last resort. However, the younger generation soon may not have this option. Physicians are becoming very reluctant to perform obesity surgery on patients younger than 18 because of the lack of knowledge about the long-term side effects. The serious short-term consequences are a deterrent as well. The absolute minimum age recommended is 13 in girls and 15 in boys. The youngest patient on record who underwent obesity surgery was a 12 year-old girl. The rate of obesity surgeries has multiplied unbelievably with over 170,000 done yearly. There are no reliable statistics on how many of these were performed on teenagers, but a definite increase was noted. Costs for the surgery range anywhere from $15,000 to $50,000 (depending on the type), with the average being $30,000. If complications develop, obesity surgery may cost $65,000 or more. The effects, however, may be priceless for some. Adult patients lose an average of 70% of their excess body weight, while teenagers show even more promise at 82%. For a few patients, the results are devastating and the little weight they lose is quickly regained. There are 2 main types of obesity surgery: those that reduce the size of the stomach and those that reduce absorption of calories in the small intestine. Gastric bypass is a combination of the two and is the most common type done. All require a lifelong commitment to making drastic changes in eating habits and lifestyle. Obesity surgery is beset with many risks and for young people, this may mean permanent stunting of growth. 2% of patients die from the surgery and 40% develop complications within six months. Complications range from infection, respiratory problems and bleeding, to vomiting, hernias and stomach obstruction. Many patients develop anemia or osteoporosis in the long term and have to constantly take supplements. Obesity-related illnesses, such as diabetes, are often resolved, though. Considering only the short-term effects, young people actually have fewer risk factors in developing complications from obesity surgery if they follow all the recommendations. Overall, obesity surgery remains highly controversial. Many argue that the psychological benefits of feeling human again far outweigh the disadvantages, especially for teenagers. There is always the possibility of regaining the weight lost or developing serious complications. Much of the success of obesity surgery depends on choosing an experienced physician and complying with orders. Some things are simply better left unsaid. 12. You have a problem with your boss/colleagues. Lets face it, some people are just hard to get along with and some of them might view us the same way. Looking for a new job because one or more people you work with are causing you grief is certainly a legitimate reason but Im not sure Id mention this during an interview. While its realistic that we wont get along with everyone we work with, you will need to carefully consider how you refer to this topic during an interview to avoid making it look like youre the one who is hard to get along with. 13. You want/need more money. Maybe you feel you are paid less than what you are worth or perhaps you work for a company that is known for underpaying staff (some companies and industries have this reputation). Maybe your lifestyle requires that you earn more money quickly. While this is a good reason for looking for a new job, its not a good reason to give during an interview because you will look money motivated and no hiring manager wants to hire someone who will jump for a few dollars. If youre simply looking for a raise, maybe you should first ask your boss for one before you start a job search? Use your common sense if the reason youre looking for a new job is one that a potential employer might not want to hear and if you think it could ruin your chances at the job.
